Do I have to register the property with the municipality myself after buying?

Yes. After the transfer of ownership you register the property with the municipality — filing a tax declaration under Art. 14 of the Local Taxes and Fees Act (ZMDT) within two months. The municipality then sets the annual property tax and waste fee. The property tax sits within a statutory range of 0.1 to 4.5 per mille of the tax valuation; each municipality sets the exact rate itself, so it differs between Burgas, Pomorie, Sozopol and Tsarevo.
