We work with buyers from Germany, Austria and Switzerland who want property on the southern Black Sea coast. They do not read Bulgarian listings and will not find your property on their own.
Access to buyers in Germany, Austria and Switzerland
Our buyers come through sales partnerships in the three German-speaking countries, not through listings. Property portals carry little weight there with people who have capital: they do not search a list, they ask someone they trust. That is the circle we know personally.
Your property is therefore not advertised publicly. It is presented in German to a selected group of vetted buyers — with a name, a deadline and an answer back to you.
Why one more agent is not what you need
A listing on a Bulgarian portal reaches the people already searching in Bulgaria. The German-speaking buyer is not among them. He starts in his own language, with his own tax question, and with the question of what a foreigner may buy at all. That is where we meet him: in four languages, with the tax position, the company and the residence permit set out in full. For a seller, this is the only difference that counts: not one more agent on the same market, but access to a different one.

Title documents, encumbrances, tax valuation and, where the property is inherited, the certificate of heirs and the consent of every co-heir. The check comes before everything else.

The valuation rests on comparable sales in the same area: floor, aspect, year of construction, condition. The result is a price range, not a single figure.

Sole agency agreement
Working the German market requires exclusivity. A property offered by three agents at once loses credibility at the first question and is not put in front of our buyers.

Consent to pass on data
Written consent covering which details and photographs go to buyers and partners abroad. Without it nothing leaves the office.

Particulars in German
Drawn up AFTER the agreement is signed and the price range agreed. It sets out plans, photographs, running costs, taxes and the legal position — in the buyer's language.

Presentation and sale
The particulars go first to personal contacts and partners in Germany, Austria and Switzerland. You receive an answer with a name and a deadline, through to completion before the notary.
What is my property worth
The valuation you hear from us is the price the property sells at, not the price that sounds good today. An agent who promises a high figure to win the mandate ties you up for months and then asks you to come down. We name the figure at the start and explain what it rests on: comparable sales in the same area, floor, aspect, year of construction, condition of the building. If you think the figure is low, you will hear why. If you have grounds for a higher price, we want to hear them.
What I pay
Our fee is agreed in writing before work begins and falls due only on a sale concluded before a notary. There is no viewing fee, no valuation fee and no monthly retainer. If no sale comes about, you owe nothing.
Selling from abroad
You do not need to travel for every step. A power of attorney certified before a notary or at a Bulgarian consulate is enough for the preparation. Documents issued outside Bulgaria may require an apostille or legalisation. The price is paid into an account at a Bulgarian bank when title passes before the notary. What happens to the money after that depends on your bank and your nationality. We do not answer that question on your behalf and we make no promises about it.
What must be ready for the notary
The notary draws up the deed at the location of the property; registration takes place at the Registry Agency. Three things must be settled before that day: the encumbrance certificate from the property register, a current tax valuation and, where the property is inherited, the certificate of heirs together with the consent of every co-heir. Sales collapse most often at the last moment, and almost always over one of those three. We check them at the start, not at the end.

Our main focus is Burgas, Pomorie, Sarafovo, Nessebar, Laka and Kamenar. We work along the whole southern Black Sea coast — from Sveti Vlas to the Turkish border, including Ravda, Aheloy, Sozopol, Chernomorets, Primorsko and Tsarevo. We know this area street by street, not from a map: the floor, the aspect and the noise in August differ from building to building.
Who we are
JCP OOD, company number 208924667, registered office in Kamenar, Pomorie municipality. The company is entered in the Bulgarian commercial register and its details are public. Svetlana works with a team and with standing partners — notary, accountant, lawyer and sworn translator, together with the sales partners in Germany, Austria and Switzerland. The person who picks up the phone knows your property.
What we check before the first viewing
Every sale goes through the same checks, whoever is selling. The encumbrance certificate from the property register, a current tax valuation, the title deed and the chain of ownership going back. Where the property is inherited, the certificate of heirs and the consent of every co-heir; where a power of attorney is used, a check of that power with the notary who certified it. The buyer from the German-speaking countries goes through the same: source of funds and identity.
These checks are not a sign of distrust. They are the reason a sale holds after registration — and the reason you are paid without a dispute afterwards.
