Where do the price figures for each location come from?

The figures on the location pages are asking prices from our own ongoing market analysis of the southern coast — not sale prices and not a gut estimate. From all listings for a place, the top and bottom 20 percent drop out first; from the middle 60 percent we take the median and the mean, weighted by how old the listing is, and publish the higher of the two. For plots we add 20 percent, because building land is systematically underpriced in listings; farmland and parcels above 3,000 square metres are left out. Where a place has too few listings of its own, the figure is derived from neighbouring locations along the coast and marked as such. Every location page states the date of the data. What a specific property is worth is something Svetlana will tell you after a viewing — the location figure is the frame, not the price.
