House, ordinary apartment or complex — which brings the fewest ongoing obligations?

If you want to keep dependencies and ongoing charges low, the order is clear. The first choice is a house on your own land: full ownership of the building and the plot, no operator fee, only the property tax and your own upkeep. The second choice is an apartment in an ordinary town or village building without an operator model — there the owners' assembly (obshto sabranie) decides the contributions under the Condominium Management Act (ZUES); they are low and comparable to German levels. An apartment in a gated complex, by contrast, offers comfort and amenities such as a pool and security, but the higher, operator-set maintenance fee.
