Which building-management documents do I need before buying an apartment?

Before you sign, ask for three things in writing: the latest maintenance-fee receipt, written confirmation that nothing is outstanding and, in a gated holiday complex, the notarised maintenance contract under Art. 2 of the Condominium Management Act. In a gated complex that contract carries over to you as successor in title. Clarify how costs are split: in an ordinary residential building management and upkeep are shared per person while the repair fund follows the co-ownership shares, whereas a gated complex charges the contract price. Also ask for the house rules and the minutes of the last owners' meeting.
