What do I need to know about electricity — especially for commercial letting?

Bulgaria separates two electricity markets: households remain, for now, on the regulated market at low official tariffs (in 2025 Bulgaria had one of the lowest household electricity prices in the EU, about half the EU average). All non-household customers — that is, companies and commercial landlords — are legally required to move to the free market, where the price is exchange-driven and therefore higher and more volatile. Anyone obliged to switch but who picks no supplier ends up with the markedly more expensive supplier of last resort. In practice: a commercially let holiday flat counts as a non-household property and falls onto the pricier commercial tariff.
