Sunny Beach

Sunny Beach is the largest seaside resort on the Bulgarian Black Sea coast — a resort complex of national importance in the Nessebar municipality, at the centre of the wide bay between Sveti Vlas and the Nessebar peninsula. Its capital is the beach itself: around 8 kilometres of fine sand, 30 to 60 metres wide, with natural dunes; Bulgaria's first Blue Flag was raised here on 4 July 1995, and the award still stands today. Legally, Sunny Beach is not a residential settlement but a holiday complex — the market consists almost entirely of apartments in managed developments. That is exactly why selection matters here: the complex, its management and the running costs decide the value. Svetlana checks all of that on site before a purchase is even discussed.

Frequently asked questions

Can you live at Sunny Beach year-round?
Legally, Sunny Beach is a resort complex of the Nessebar municipality, not a separate residential settlement — its infrastructure is geared to the season. Year-round living is possible in some complexes but depends heavily on their winter operation. For permanent living, Nessebar, Sveti Vlas or the hinterland villages usually compare better — Svetlana walks buyers through that choice.Source
How big is the beach really?
The Nessebar municipality's official tourism portal states around 8 kilometres in length and 30 to 60 metres in width, with fine golden sand and natural dunes. The concessioned northern section alone covers 2,137 metres of coastline and 147,860 m².Source
What matters when buying an apartment at Sunny Beach?
The complex, not just the apartment: management fees, winter operation, reserves and lettability differ substantially between developments. Sunny Beach is the southern coast's largest apartment market — the gap between a good and a poor complex is wide. Svetlana inspects the specific development on site.Source
