New-build figures: what do they mean for buyers?
In the third quarter of 2026, 5,325 new dwellings in 1,330 residential buildings were completed in Bulgaria, according to preliminary data from the statistics institute NSI. Sofia leads with 1,893 dwellings, followed by Varna with 545 and Plovdiv with 480. Burgas is not among the top three. Permits cover 8,624 dwellings, 36.3 per cent below the previous year, yet construction began on 7,296 dwellings, 13.2 per cent more than a year earlier. The construction platform Daibau does not expect falling prices, because materials, labour and transport remain expensive. For buyers this means: the report contains no figures for the coast. Anyone buying a new build should check construction progress and the handover date. Note that fewer permits could make supply tighter. The source sees this as a possible support for prices in good locations. Source: NSI, as reported by Forbes Bulgaria.
