Malko Tarnovo–Derekoy border crossing opens to light commercial vehicles up to 3.5 tonnes from 4 August
From Monday 4 August 2026, light commercial vehicles up to 3.5 tonnes may cross the Malko Tarnovo–Derekoy border between Bulgaria and Turkey in both directions; until now it was closed to freight vehicles. Up to 500 vehicles are allowed in each direction per week, a maximum of 3,000 weekly, with goods presented under a transit procedure and customs seals. It was agreed by Bulgaria's National Customs Agency and the Turkish trade ministry, and is meant to ease the busy Kapitan Andreevo and Lesovo crossings. Malko Tarnovo lies about 75 road kilometres south of Burgas, a good hour's drive along road II-99; the Turkish town of Kırklareli is some 45 kilometres further on.

Fuel prices in Bulgaria: diesel rises to EUR 1.76 per litre in July
As of 1 August 2026, diesel in Bulgaria costs an average of EUR 1.76 per litre, up EUR 0.26 or 17.33% within a month and the sharpest rise of any fuel. Petrol A95 stands at EUR 1.54 (up 4.05%), LPG at EUR 0.65 and CNG at EUR 1.27 per kilogram. The background is a roughly 24% rise in Brent crude oil in July. For owners on the coast these are noticeable travel and running costs, foreseeable given the longer distances between Burgas and the coastal towns.

Social-security contributions in Bulgaria: maximum base rises to 2,300 euros from 1 August
From 1 August, Bulgaria's maximum monthly social-security contribution base rises from 2,111.64 to 2,300 euros. The minimum base for self-insured persons increases from 550.66 to 620.20 euros. Contributions therefore rise moderately for high earners and the self-employed. Anyone letting property on the coast or running a company should carry the new figures into their cost planning.
Assessment: The adjustment is modest but belongs in any clean calculation of labour on-costs. I flag it early to investors with a local company or staff so their running costs stay realistic. For pure investors without employees, little changes in practice.

Nessebar gains an additional emergency medical team for the peak season
Since 1 August, an additional team of the Emergency Medical Centre has been working in Nessebar to cover the sharply higher demand in peak season. The municipality had previously bought and provided an extra ambulance. In summer the population of the coastal towns multiplies, and the need for medical care rises accordingly. Bulgaria's annual inflation slows to 4.1 per cent in July
Bulgaria's annual inflation, measured by the Harmonised Index of Consumer Prices, fell to 4.1 per cent in July, down from 5.2 per cent in June and 6.3 per cent in May. Prices rose by 0.4 per cent compared with June. In the euro area inflation stood at 2.9 per cent; Bulgaria remains the second highest after Latvia (5.6 per cent). EU transfers 896 million euros to Bulgaria under the recovery plan, total reaches 6.17 billion euros
The European Commission has transferred 896 million euros to Bulgaria as the fourth payment under the Recovery and Resilience Plan. That brings the total received so far to 6.17 billion euros, about 68 per cent of the planned funding. The money supports, among other things, renewable energy, sustainable transport infrastructure and electric mobility. Such investment improves connections and utilities, factors that support the long-term value of coastal locations.

Bulgaria's half-year budget deficit at 2.42 billion euros, only 1.9 per cent of GDP
As of 30 June, Bulgaria posted a consolidated budget deficit of 2.42 billion euros, equal to 1.9 per cent of projected GDP and well below the Maastricht ceiling of 3 per cent. Revenues came to 21.573 billion euros and expenditure to 23.990 billion euros. Against May the shortfall improved by about 100 million euros. Sound public finances are an important basis for stable interest rates and planning certainty when buying property.
Assessment: A deficit of just 1.9 per cent shows disciplined finances, a foundation buyers can trust when they look at rates and taxes. I read it as a stability signal that matters especially after euro adoption. For long-term coastal investment, a predictable state budget is worth more than short-term stimulus.

Bulgaria's natural gas price rises 4.6 per cent in August to 39.43 euros per megawatt-hour
The Energy and Water Regulatory Commission has set the regulated natural gas price for August at 39.43 euros per megawatt-hour, up 4.6 per cent on July. Despite the rise, regulated prices remain about 30 per cent below the European market level. The figure excludes transport, excise duty and VAT. Black Sea motorway to link Burgas and Varna: about 94 kilometres in the trans-European network
Two route options are currently being developed for the planned Black Sea motorway between Varna and Burgas; the road is about 94 kilometres long and part of the Trans-European Transport Network (TEN-T). Both main options provide for a second bridge over Lake Varna, about 550 metres long in the main variant. The project is still at an early planning stage and no cost estimate is available. A continuous coastal motorway would noticeably improve access to the southern coast.

Burgas renovates two busy underpasses with new lighting and video surveillance
The municipality of Burgas is refurbishing two heavily used underpasses, one on Nikola Petkov Street, the other near the Lidl store in the Slaveykov district. The work includes new energy-efficient LED lighting, video surveillance and renewed pavilions, stone cladding, flooring and railings. Pomorie opens a new youth centre, financed from the national recovery plan
A new youth centre has been officially opened in Pomorie, financed through the national Recovery and Resilience Plan in the area of education and skills. Interest rate on new housing loans in Bulgaria edges down to 2.41% in June
New housing loans in Bulgaria were agreed in June 2026 at an average annual interest rate of 2.41%, after 2.43% in May and 2.44% in June 2025, the Bulgarian National Bank reported. At the same time deposit rates are rising: new household deposits were most recently remunerated at an average of about 1.57%, up from 1.05% in January. For buyers using finance, borrowing costs thus remain low.

For those buying with finance this is a favourable window, though I never read it as an invitation to overreach: the instalment must remain bearable even if rates change. Bulgaria's banks lift half-year profit to EUR 1.1 billion as home lending grows

Bulgaria's producer prices up 17.1% year on year in June, energy eases month on month
According to the statistics institute NSI, Bulgarian industrial producer prices in June 2026 stood 17.1% above a year earlier, while easing 0.5% from May. In energy (electricity, gas, steam) the annual rise was 20.4%, though prices there fell 1.4% month on month. On the domestic market the annual increase was slightly higher at 18.3%. Unemployment in Bulgaria at 3% in June, half the EU average

Bulgaria's electricity output up 18.3% in May, domestic generation stays strong
According to the statistics institute NSI, Bulgaria generated 3,057 gigawatt-hours of electricity in May 2026, 18.3% more than a year earlier. More than 1.4 million foreign visitors to Bulgaria in June, over half for recreation
According to preliminary figures from the statistics institute NSI, Bulgaria recorded 1,424,100 visits from abroad in June 2026, essentially level with a year earlier (down 0.2%). More than half, about 744,500, travelled for recreation. Most guests came from Romania (246,600), Turkey (242,200), Germany (122,200), Greece (110,000) and Ukraine (109,200). Stable, broadly spread demand underpins the coastal letting market.
Assessment: A visitor flow at last year's level means dependable occupancy for holiday landlords on the southern coast. I find the mix of source countries valuable, because it spreads risk across several markets. Turkish, German and Ukrainian guests also mirror the demand I see among prospective buyers. From the southern coast to Istanbul: the Malko Tarnovo crossing is the shortest way from Burgas
The Bulgarian-Turkish crossing closest to the coast is Malko Tarnovo, according to Burgas Municipality 75 kilometres south of the city and just 9 kilometres from the border. An international road runs through it towards Tuerkiye. Istanbul lies roughly 300 kilometres from Burgas via Malko Tarnovo and Dereköy, or about 380 kilometres via the larger Kapitan Andreevo crossing, some four and a half to five and a half hours of driving plus border processing. Besides your own car, scheduled coaches from the South bus station in Burgas link the coast with Istanbul; there is no through train.

Business climate in Bulgaria rises in July, construction up by 4.5 points
The overall business climate indicator in Bulgaria rose by 0.7 percentage points in July 2026 against June, the NSI statistics institute reported. The improvement was driven above all by industry and construction. In the construction sector the indicator gained 4.5 percentage points, with firms rating their situation more favourably and expecting more orders over the coming six months. A confident construction sector is an early sign of continued building activity.

Sozopol: development plan creates 12 new villa building plots near Ravadinovo
By order No. 8-Z-682 of 27 July 2026 the municipality of Sozopol approved a detailed development plan that divides a plot in the Halvadzhi dol locality near Ravadinovo into 12 new building parcels. The plots range from 603 to 1,164 square metres and are designated for villa construction. Permitted are a building density of 20 per cent, an intensity coefficient of 0.8 and a height of up to 7 metres over two storeys; at least half of each parcel stays green space. It is a change of use from agricultural to residential land.

Burgas completely renews Targovska industrial street, over 50 business plots benefit
The municipality of Burgas has thoroughly rebuilt Targovska street, a key axis of the south-western industrial zone. It now has two lanes of 3.5 metres each, a new storm-water drainage system, parking on both sides, new pavements, a two-way cycle path, new lighting and underground cable ducts. Burgas–Batumi ferry: once a week, around 60 hours at sea
Black Sea Ferry Services connects Burgas with Batumi in Georgia, once a week each way. Departure from Burgas is late on Friday evening and the crossing takes around 60 hours. Alongside freight the ferry carries passengers in four-berth cabins, which can also be booked for one or two people. A car costs around 480 euro, a minibus around 670 euro. Booking is by e-mail with the operator; there is no online portal.

Children's hospital 'Sveta Anastasia' in Burgas granted operating licence, 142 beds
On 29 July 2026 the health ministry granted an operating licence to the newly built children's hospital 'Sveta Anastasia' in Burgas. The new building holds 142 beds and several paediatric departments, including paediatric surgery, cardiology, neurology, oncology and intensive care. The municipal hospital was constructed with financing that included the European Investment Bank. Free preventive examinations are planned from August, and the application to the health-insurance fund is being prepared.
